End of the month: each tenant has their own rate, meters and share of utilities, and it is all calculated in a spreadsheet. Here a factory rents out part of its workshop to three tenants.

The lease has the premises with a rate per square metre and three ways to charge utilities: by meter, by share of floor area or as a fixed amount. At the top there is an indexation reminder.

You enter readings in one list, which is easy from a phone too: Enter moves to the next meter, consumption is visible at once, taking the transformer ratio into account.

An error in one line does not stop the rest. The system will not accept a reading lower than the previous one, so you correct it and save again.

Charges for October. The preview shows who will be invoiced and for how much. Leases that already have an invoice are marked "Already invoiced", so there will be no duplicates. And a warning: there is no supplier invoice for waste collection.

You enter the supplier invoice for waste collection for September: four thousand two hundred hryvnias.

You go back to the charges, choose the property and look at the preview again: the warning has gone, and each tenant's share has been calculated by floor area.

You set the invoice date to the first of October, and one button gives each tenant a draft invoice with VAT. The act shows utilities for September with the meter number and readings. This tenant's lease ends on the fifteenth of October, so rent is charged for fifteen days out of thirty-one.

Indexation: you enter the percentage from the lease, seven and a half, and the new rates are visible before you confirm.

And the debt report breaks overdue amounts down by age. The monthly billing takes minutes, not a day.
